House/villa A unique opportunity to purchase a beach town property in the popular resort of Reñaca, Viña del Mar, in the fifth region of CHILE, approximately 2 hours drive from Santiago International Airport (SCL). LOCATION AND SURROUNDING AREAS This popular coastal resort has been one of the most important tourist attractions in the region. The 1.3-km beach becomes more popular all the time. A vibrant sidewalk scene offers a wide selection of craft stalls, restaurants, ice-cream parlours, discotheques, cafes and shops. A small shopping mall and several hotels add to the appeal, drawing thousands of tourists each summer. The local population has divided the beach area into numerous sectors, starting with El Familiar, a family zone, and ending in El Cementerio, the zone where everyone goes to see and be seen. The main town of Viña del Mar is approximately a 10 minute ride away by local bus, car or the “colectivos” (very reasonable taxi’s), and offers a full complement of department stores, supermarkets, high street shops, gyms, excellent night life at the Casino, and various night clubs. To the North of Reñaca the coastline drive offers an eclectic mix of small fishing villages and amazing beaches; from Con-Con with its local fishermen bringing in fresh fish and seafood on a daily basis, and famous for its Empanada (meat pasties) shop, to Zapallar, a secluded bay surrounded by wooded hillsides, and a fantastic sea food restaurant. VALPARAISO Valparaiso is also a short distance round the bay, and the residents of Reñaca and Viña del Mar are often commuters to Valparaiso - about 25 - 20 minutes driving. Valparaiso is one of the oldest ports in South America, and home to the Parliament of Chile, where many British sailors settled during the 19th and 20th Centuries. It has a very bohemian feel to the city, with a great flea/antique market in the square on a weekend, the Naval Museum high up on the hill overlooking the port, the famous (and thrilling) Teleferico lifts taking passengers up and down the steep hills. The older part of the city is a great place to stroll through to see the strange and characterful houses in their varied designs and colours. CENTRAL WINE VALLEYS Within an hour's driving distance from the coast you can reach the secluded Pablo Neruda Museum at Isla Negra, and the central wine regions and vineyards of Valle de Maipo and Casablanca. For longer trips, the ski resorts in the Andes to the east of Santiago, or Portillo to the north of Viña del Mar, are also achievable within 2 or 3 hours. We would visit Portillo for day trips with no problem at all. Indeed, for those keen enough, it is possible to get to the ski resorts of the Andes for morning skiing and drive back to the coast for a late lunch and afternoon on the beach. THE APARTMENT The interior layout of the property was designed by the owner together with the local architect Peter Weismann, whilst the building was still off plan. Three holiday studio units were architecturally combined to make a large, light and airy, three bedroom apartment, with expansive sea views from all three bedrooms and the living/dining room. The main features of the building are: - Comunal swimming pool - 24 hour porter with direct intercom communications from each apartment to both lower and upper floor entrances. - Attractive reception area - Dedicated building administrator who chair’s the Residents Committee to ensure the building is maintained and serviced regularly to a high standard. The light and spacious entrance hallway has ceramic tiled floor inlaid with decorative patterns, and houses a large closet with bi-folding slatted louvre doors, giving huge amounts of space for coats, shoes, beach gear and all the household stuff like vacuum cleaner, brooms etc. An open archway leads through to the study/home office with telephone sockets and wiring for internet connections, and through to the visitors WC, fully tiled in blue/white ceramics and having a white suite of WC and hand basin with full vanity mirror above. Kitchen (3.8m x 4.5m), laundry and service quarters (2.9m x 4.5m total) Entering from the hallway through a half glazed door, the spacious kitchen is fully tiled in ivory to the floor and half wall, with white tiles above the decorative border. It is fully fitted with ample base and wall units, some with glazed doors, a breakfast bar, and additional storage full length cupboard for larger items. Installed with high quality stainless steel five ring gas cooking hob, single electric oven, and overhead extractor fan. There is a rear door giving access to the patio. The laundry leads off from the kitchen with full plumbing for washing machine and tumble dryer. The service quarters are on either side of the laundry area, with a small single bedroom and full bathroom, tiled to match the kitchen, and consisting of a white suite of ¾ bath with mixer tap and overhead shower, WC and hand basin with full vanity mirror unit over. Living/Dining Room (6.4m x 4m) The immediate impact of the living room is the 6 metre sliding patio doors giving the panoramic views across the bay. The L-shape room has double, fully glazed doors leading from the hallway, allowing natural daylight through to the study. There is a separate door to the kitchen from the dining area. The room is warmly decorated with mellow apricot/ochre yellow wallpaper, and ivory carpet, and has with both ceiling and wall light fittings, TV and telephone sockets. The sunsets from the sofa are phenomenal. Family Bathroom (2.8m x 3m) High quality white suite consisting of full bath, with mixer tap and overhead shower, vanity basin unit with double cupboard under and overhead vanity mirror and lighting unit, and WC. The bathroom is tiled in aqua green porcelain tiles to the floor, half wall and bath panel, with a fun fish border, white tiles above and complementing border at ceiling height. This is a great kids bathroom, but large and spacious enough for the family rush. Bedroom Hallway (1m x 3m) The bedrooms are “separated” from the living areas by a small passage way passing the family bathroom, away from the main entrance hall, into their own carpeted hallway; to give a house feel to the apartment, as if you’ve gone upstairs. There is a linen cupboard in this hallway where you can store the sheets, towels, spare pillows etc. Bedroom 1 (2.8m x 3m) Double room, with double full length fitted wardrobes with white doors, fitted with shelves, and hanging rails. The room is a sunny yellow colour with daisy border at headheight, and spectacular views over the ocean through the double patio sliding doors. Single ceiling light fitting, TV and telephone sockets. Bedroom 2 (2.8m x 3m) Double room with single full length fitted wardrobe with white door, with shelves and hanging rails, this was decorated in a nautical theme with complementing pale blue wallpapers, and lighthouses/boats/lifebuoys child’s border theme. This room has a blue carpet. Also fitted with single ceiling light, TV and telephone sockets. Master Bedroom (5.9m x 5m), Walk In Closet and En Suite Jacuzzi Bathroom (2.9m x 3m) The “piece de resistance” of the property, the master suite offers a peaceful haven away from the rest of the apartment. Painted white, with a neutral head height border, and ivory carpet it offers a relaxing space to wind down, with the amazing views from the full width patio doors leading out to the terrace. There is ample space for a king or queen size bed, a small sitting area and TV corner.
